Corporate Office Properties Trust (COPT) hired Design Collective to transform this two-story, 40,000 square foot suburban office building at 6708 Alexander Bell Drive, into a competitive Class A asset that would serve its strategic tenant niche. The existing building lacked curb appeal and suffered from poor visibility from adjacent roadways. The primary goals were to: reposition the site, building and interior spaces with a more modern aesthetic; increase the available square footage; and to heighten the appeal of the property in the most cost-effective and sustainable manner possible. Design Collective provided full-service architecture, landscape architecture and interior design services to develop holistic solutions that would improve the building’s presence, visibility, functionality, capacity and marketability. In addition to repositioning 6708, the design identified architectural themes, elements and standards that could be implemented at other similar properties, within the office park and on Alexander Bell Drive. 6708 now offers 52,000 square feet of Class A space on two-levels to effectively serve single or multi-tenant use.
