In response to public policy driving new development and increased density along subway corridors in the Washington metro area , Design Collective’s design for Crescent Falls Church situated a new transit-oriented mixed-use development directly on a hiker-biker trail and adjacent to a subway station. This 415,000 sf residential development features 214 residential units and 6,500 sf of retail, effectively combining contemporary design with sustainable living to achieve LEED NC Certification. Residential wings frame a vibrant public courtyard that connects the hiker-biker trail to the neighborhood’s new retail core. A below-grade parking garage features a green roof with a retention basin that supplies the project’s drip irrigation systems. The developer also provided abundant bicycle storage facilities and other residential amenities to promote a sustainable lifestyle.
