A CVS Pharmacy will anchor a student-housing project in Charles Village that's starting construction Thursday, developers said.

The 3200 St. Paul development, to occupy a now-vacant lot at St. Paul and 33rd streets near Johns Hopkins University, will house 157 market-rate apartments and more than 31,000 square feet of restaurants, stores and services.

The 327,484-square-foot project is being built by Hopkins, which bought the more-than-an-acre site in 2009, and its development team of Armada Hoffler Properties and Beatty Development Group. Capstone On-Campus Management, which runs student housing at campuses nationwide including the University of Maryland, College Park, UMBC and Towson University, will manage the apartments.

The building will wrap around a 162-space parking garage for tenants and customers.

Construction is slated to be finished by August 2016, in time for students to move in for the start of the 2016-2017 academic year.

Residents had requested a pharmacy, while the university wanted housing alternatives for upper class students and a stronger connection between the Homewood campus and the neighborhood. The new building will sit at an intersection with Hopkins' Charles Commons mixed-used residence hall and the 68-unit Village Lofts condominium project.
