Design Collective, in collaboration with McCormick Taylor, was contracted by the Maryland Transit Administration (MTA) to formalize a strategy and develop a series of four Station Area Plans for guiding and supporting development centered around MARC, Metro, light rail, and bus hubs throughout the Baltimore-Washington area. The process for assessing each station encompassed a three pronged approach in an effort to (1) assess and prioritize stations suitable for development/redevelopment; (2) guide the form of development at and around each of the stations; and (3) monitor the impacts of development on the transit system. A series of graphics including documentation of existing conditions, analysis diagrams, and conceptual site plans outline a template to assist MTA in the following ways:

  • Develop underutilized (largely surface parking lots) stations for mixed use, higher density development.
  • Aid in the development or redevelopment of transit stations and facilities to encourage and promote economic development in and around transit stations.
  • Respond to local jurisdictions' efforts to support development and redevelopment around transit stations by providing adequate transit service (type, frequency and duration of transit service), and adequate transit facilities (accessible, modern, convenient).
  • Inform and guide MDOT-MTA capital investment in local jurisdiction infrastructure to support transit, transit stations and Station facility improvements.
