Alta Federal Hill

The project is built on several assembled properties that previously featured vacant lots and vacant one-story warehouse buildings along a railroad right of way and adjacent to Interstate 95.  The building footprint was configured to increase the width of a very narrow sidewalk along Hanover Street, creating an improved pedestrian environment along the front of the building. The south edge of the building fronts a newly created interior street which separates the project from a future phase of development to the south.

The building consists of a 6-tier pre-cast garage wrapped by a 6 story apartment building with a central courtyard.  The project is a podium structure with 5 levels of Type IIIA wood construction over a one story Type IA concrete podium.  The project has 275 residential units with 11,000 SF of clubhouse space and 1000 SF of community retail space on Hanover Street at the corner created by the new internal street. The clubhouse features a tavern for residents, co-working areas, multiple lounges, a kitchen, and fitness areas. An indoor/outdoor fireplace is the centerpiece of a broad double-height space that opens on to the four seasons courtyard to the west. Ample tenant storage, pet spa, and a bicycle storage room are located at the first floor of the building, tucked underneath the second level of the garage.

The courtyard includes a swimming pool and terrace along with a four seasons courtyard featuring outdoor seating, grill stations, and trellis structure shading a communal dining bar. Additionally, a roof amenity space features multiple seating areas along the Barney St. frontage and a rooftop trellis at the northeast corner of the roof.  Panoramic views to the north open up and feature many recognizable areas of the city including the Ravens & Orioles stadia, the central business district, and Riverside Park.
