Newkirk, LLC c/o Obrecht Properties LLC is seeking qualified Architects to provide Design and Engineering services for the proposed redevelopment of the Property located at 4623 O’Donnell St. Baltimore, MD 21224. The existing Property consists of a 317,543 SF industrial building, built in 1949, on 13.56 acres. Zoning has recently been changed to I-MU zoning and the Owner is seeking proposals to maximize the density and value of the property under the new zoning.
The goal of this project is to maximize the value of the existing land within the limitations of the I-MU zoning. The existing structure on the Property will be demolished. Renderings will include proposed building layouts of the new structure(s) to consist of the following:
Residential - Goal would be for 500 +/- Luxury Residential Apartments. Amenity areas to include common areas, gathering areas, pool, fitness facilities, media rooms, business center, etc.
Office/Retail – Approximately 85,000 SF of Office/Retail Area. This will consist of both freestanding buildings and first floor space as part of the residential structures.
Parking – Office/Retail at a rate of 5 spaces per 1,000 SF of area and residential parking at a rate of 1.75 spaces per unit. Review how parking could be maximized by blending the residential with Office/Retail.
Green Space – Green Space will be critical to gaining approvals in Baltimore City. Site designs should make attempts to maximize green space and provide amenities for the surrounding community. Provide input on how walkability to the Property from surrounding areas could be improved.
