With so many of its employees working remotely, Johns Hopkins Health IT’s lease of 65,000 SF on three floors at 1000 Lancaster Street was no longer necessary. That and the expiration of their lease presented the opportunity to relocate and right-size their offices. JH Health IT and the design team had a compressed schedule of six months to consolidate the office onto 25,000 SF of one floor. The space was dated as it had not been renovated in over 20 years, had no collaborative spaces and little to no light available for the open office areas. Design Collective was engaged to design a space that would accommodate the needs of a hybrid work environment while aligning the group’s functional needs as the organization’s technology arm. The main goals of the exercise included creating a sense of arrival, opening the space, and providing access to natural light for all interior spaces. Additionally, to accommodate the 350 hybrid workers, the design team turned a lot of the existing office spaces into meeting spaces of various sizes. Besides the C-suite, all other offices on the floor remained unoccupied and connected to a flexible scheduler. The open areas once occupied by a sea of cubicles, were planned to accommodate hot-desking, and collaborative spaces for teams to gather when they are on-site. Lastly, an existing large open area adjacent to the existing pantry and open to the corridor was identified to meet the need for two large training rooms, a folding partition was included to enhance flexibility into one big space when needed.
