Makers Rise East is a transit-oriented mixed-use multi-family building located in Herndon, Virginia and is part of an overall masterplan prepared by Design Collective for two parcels at Makers Rise (formerly Dulles Station.)
The masterplan creates a higher density environment in this suburban location near Dulles International Airport. The completion of the Innovation Center station on the Silver Line of the WMATA Metro brought additional residents to the area and our client used this project to add density to the site to provide housing opportunity located near mass transit. Makers Rise East consists of a two-story concrete podium supporting five stories of wood construction that wraps an existing 8-tier precast garage. The project included the addition of a new 5-tier parking bay to the existing garage, while taking advantage of existing surplus parking. The program includes a mix of apartments, residential amenities, and retail. The 5,640 SF of retail space provides a public anchor to the neighboring area that is populated by office buildings to the north and east and residential buildings to the south. The building features two courtyards: one fully enclosed on the north end of the site and a public-facing open courtyard on the south end of the site. There are 356 residential units with roughly 16,040 SF of interior amenity space spread across two levels. On the second level, an exterior, four seasons terrace and pool deck are located along the south edge of the property above retail space below. These outdoor amenities will total approximately 7,600 SF.
